Our Property Letting Service comprises of the marketing of your property, and vetting and securing tenants. Pre-letting inspection and rental valuation

Our comprehensive custom tenancy agreement for landlords ensures tenants are aware of their obligations through the lifecycle of the tenancy. Setting transparent expectations ensures a seamless process with minimal disputes.
Collection of first month’s rent & deposit
We will collect the first month’s rent and deposit on your behalf, in advance of property keys being released.
We will deduct necessary fees and expenses, and send the balance to you with a statement of account.
Photographic inventory/condition report
(worth €150 plus VAT each)
We complete a comprehensive time and date stamped photographic inventory and condition report.
This document acts as a reference point of the condition of the property before the tenancy and at the end of the tenancy, ensuring there are no disputes should a deduction from the deposit be required.
Transfer of utilities & standing order set-up
Benefit from a hassle-free process with H&L. We will arrange:
- An online, recorded transfer of the electricity and gas from your name into the tenant’s name
- A standing order for the monthly rent in advance of keys being released
Registration of tenancy (RTB fee applies)
We will register your tenancy with the RTB on your behalf.
If we manage the property for you, we will arrange the annual RTB renewal on your behalf.
Property Management Service

RTB representation
Should a dispute arise between you and your tenant, we will represent you in the hearing and take all actions on your behalf, including:
- Completing negotiations with the tenant
- Compiling evidence
- Producing and executing all notices required
Dedicated senior property manager
A dedicated senior property manager is an invaluable resource, considering landlord obligations frequently change with little warning.
Your property manager will oversee the daily running of your tenancy and property, and advise you on any matter relating to your property.
Tenant point of contact
H&L will act as the point of contact for your tenant before, during, and after your tenancy. The tenant will have no direct contact with you, and we will manage all matters on your behalf.
Keyholding service
H&L will hold a set of keys on your behalf. This allows us to provide property access:

- In case of emergency
- To a tenant during business hours, should they lock themselves out
Monthly rent collection service
We will receive the rent on your behalf each month.
We will track your rent, efficiently chase late rent, deduct fees or expenses, and provide monthly or annual statements.
Monthly & annual statement for rent less expenses
We will provide monthly and annual statements through our transparent online property management system.
You can access, download, and share with your accountant your full statement history 24/7.
Maintenance coordination
We will coordinate all maintenance before, during, and after your tenancy. We will arrange access for contractors and advise on required works.
24-hour emergency contractor service
We provide a 24-hour emergency service (including outside of business hours) for tenants – in case of a leak, fire, total power outages etc. The contractor will attend the property, complete works required to mitigate further damage, and quote for any remedial works.
Property inspections with photographic report
Our dedicated mid-tenancy inspections agent will complete bi-annual inspections of your property. These inspections ensure its ongoing maintenance, and minimise work required at the end of each tenancy.
Our inspections agent will:
- Identify unreported maintenance
- Ensure the tenants are adequately maintaining your property
- Check for unpermitted pets or additional people at the property
Rent review & notice issuing service
Currently over 50% of notices served in Ireland are deemed invalid. We will expertly serve valid rent review notices on your behalf to maximise your rent and protect the value of your asset.
We can also serve other notices on your behalf, such as those related to:
- No payment of rent
- Intention to sell your property
- Intention of a family member to move into your property
Move-out process management & custom (move-out checklist)
We will manage your tenant’s move out on your behalf, including advising them on:
- Their general obligations
- The length of notice they must give
