Points of Note
If you are successful and offered the property, you will be required to transfer a deposit (equivalent to 1 months’ rent) within 24 hours of the official offer. If we do not receive a screenshot confirmation of the deposit payment within 24 hours, we may be required to offer the property to another applicant. Deposits are refundable until the lease is signed, so you are not at risk of any financial loss.
All document signing is completed electronically through Docusign. All documents must be signed, all funds paid, your standing order set up, and all references received before keys can be released – without exception.
Stamp Duty (government tax) is applicable on properties with rental values of €40,000 and over per annum. This is one-off payment, and the tenant is responsible for the payment of this tax.
For utility changeovers we use www.propertybutton.ie which is a third-party utility changeover company, that allows H&L to put the utilities in your name on your behalf. They offer a range of providers such as electric Ireland, Bord Gais etc. Once you move in, you will receive a link from Property Button with step-by-step instructions on how to change over.
